Beginning on September 22, 2013, a huge transformation occurred. As a result of this, DMS Properties, LLC ... Residential Property Management changed its business model and is now DMS Properties, LLC ... Residential Real Estate Services.
This resulted in a change in the way we market homes for rent. Everyone who works with DMS Properties, LLC ... Residential Real Estate Services is a licensed Real Estate Agent and can market your property and show it to prospective tenants. We no longer use the old Tenant Placement Service Agreement and will now use the Rental Listing Agreement provided by the Maryland Association of Realtors.
Our fee structure will remain essentially the same ... we will charge a commission of 50% of the first-month's rent if the listing agent (the agent who actually markets the property) brings the qualified tenant. We now also place our properties into the Multiple Listing Service (MLS) so that other Real Estate Agents can show the homes to their clients. In the event a Real Estate Agent other than the listing agent has a tenant client who is qualified, the commission to them is 25% of the first-month's rent ... so the total commission paid by the landlord is 75% of the first-month's rent.
We agressively market our properties so that we can find the tenants for you, which reduces your costs. Sometimes, though, a property turns out to be such that only other Real Estate Agents can find us a tenant. Even though we have made this change to our pricing structure, we still believe that we are one of the most economic choices available.
