You must first submit a rental application for the property that you want to apply for ... the processing fee is $40 per adult. All persons age 18 or over must be on the lease and must submit a separate application. We are going to verify employment history and current income, previous rental history, credit information and run a criminal background check.
Income is more important to us than credit history in most cases. Having said that, though, applicants will generally need to have income of approximately 3-1/4 times the monthly rent in order to qualify. For example, if the rent is $1,500 per month, then we will want to see gross income of $4,875 ($58,500 per year) to qualify.
