Based on the Lease Document that we use, the rent at all of our properties is due on the 1st day of each month. There is a grace period through the 5th of the month, though. Assuming we receive the rent on time from the tenants, it will be deposited for distribution to you. We need to wait for the funds to clear our bank before doing the distributions. This means that we normally can provide distributions starting on the 10th or 11th of the month .. they normally all go out on or before the 14th of the month.
There are times due to the calendar, though, when things run a little late. It doesn't happen often, but when the 5th of the month occurs on a Sunday and the there is also a Bank Holiday (Labor Day, Memorial Day, etc), then the deposits can't be made as early as we like, causing a slight delay in the distributions. Obviously, if there is a problem with receiving the rent from the tenants, then delays in your distribution will occur (and we may need to discuss Court action).
Most of our homeowners now have opted for Direct Deposit (ACH) for receiving their rent distributions. This helps them to get the funds faster and, quite frankly, it's easier for us, too!
