Why We Developed the Homeowner
Concierge Repair Service

Over the past several years, we have developed our Homeowner Concierge Service, a program designed to assist homeowners in managing their investment properties and to support home sellers throughout the marketing and sale of their homes.  This service evolved directly from conversations with property owners whose homes we manage.  Through our property management services, we have gained extensive experience in maintaining, repairing, and improving residential real estate assets.

From 2007 through 2019, we worked extensively with bank-owned (REO) properties.   Many of these homes required substantial repairs before they could be sold.  In some cases, banks chose not to invest in repairs, while in others, they entrusted us with making the properties move-in ready.  Although the foreclosure market in Maryland is currently relatively quiet, we expect activity to increase during the next economic downturn or recession.  When that happens, we will be prepared to work with investors, whether their goal is to generate rental income or complete a profitable property flip.

In the meantime, we have expanded our property preservation services to help clients repair, maintain, and enhance their homes, ensuring their real estate assets remain well-positioned for long-term success.

Don’t Be Fooled By the I-Buyer Myths

Many homeowners have lived in their homes for years and are now ready, or need, to sell.  Everyone’s situation is unique, so there’s no single “right” answer for selling your home.  But if your home isn’t in move-in ready condition, selling can be challenging.

This is why you’ll see so many advertisements from I-Buyers, companies that promise a quick, hassle-free sale with no commissions or repairs.  While these offers can sound appealing, there are some important truths you should know.

What is an I-Buyer?

I-Buyers are typically online companies that allow you to request an offer for your home, often without a physical inspection.  If you accept their offer, they purchase the home, usually at about 60% of its AS-IS fair market value.  After the sale, they may or may not make repairs before reselling it.

Some of the largest I-Buyers today include Zillow, Redfin, and Opendoor, and there are roughly 15 companies currently operating in this space. Even traditional brokerages, like Keller Williams, have started offering I-Buyer services through specialized teams.

The Hidden Cost

I-Buyers do not use real estate agents, which means no one is advocating for your best interests.  They promise convenience, but they don’t do the work required to maximize your home’s value.  Learn The Truth About I-Buyers.

Our Approach

With our Homeowner Concierge Repair Service program, we actually encourage you to get an I-Buyer offer.  But don’t stop there.  Once you have their offer, contact us using our form.  We’ll provide a FREE Market Analysis (CMA) for your home, using both MLS data and information you provide.  We’ll also give you a Sellers’ Estimated Expense Sheet, showing:

  • The fair market value of your home;
  • Estimated proceeds from a traditional sale.  Note that accurate estimates require knowing your outstanding mortgage balance.

What Sets Our Home Seller Concierge
Repair Service Program Apart

When you decide to sell, the first step is requesting a FREE Market Analysis (CMA) of your home.  Using information you provide and data from the Bright MLS, we will perform a preliminary evaluation to determine your home’s After-Repair Value (ARV).  That is the estimated value if your home were in move-in ready condition and comparable to similar properties in the area.

Once you’ve reviewed the preliminary CMA, we’ll schedule a visit to your property.  During this meeting, we will:

  • Evaluate your home’s condition;
  • Identify any repairs or upgrades needed to reach the ARV;
  • Provide an AS-IS value for comparison;
  • Give you a Seller’s Estimated Expense Sheet, outlining costs and showing your potential proceeds for both an AS-IS sale and an After-Repair sale.

You might be surprised by the difference. In most cases, your bottom line will far exceed any I-Buyer offer.

Decluttering and Donations

Many homeowners accumulate belongings over the years. Our program helps you responsibly dispose of items you no longer need.  We donate usable items to local charities and provide you with paperwork for tax deductions.  We will help you recycle items at proper facilities when it’s appropriate.  We also donate food to local organizations for community distribution.

Repairs and Upgrades

If you choose to make your home move-in ready, we can arrange a meeting with our preferred contractors to discuss necessary work.  Contractors often allow payment at settlement, meaning little or no out-of-pocket expense.  Our long-term relationships with contractors ensure preferential pricing for our clients.  If needed, we can create an agreement for delayed payment; you are only responsible if the home doesn’t sell.

Marketing and Sales

Once your home is ready, we list it in the MLS (AS-IS or REPAIRED) at the appropriate Fair Market Value.  We will provide an estimate of how long your home may be on the market based on comparable listings.  We also track showings and gather feedback from every potential buyer.  As needed, we can adjust marketing strategies based on feedback to maximize your sale.

Offers and Closing

When offers come in, we review each offer with you.  We will provide an updated Seller’s Estimated Expense Sheet, showing estimated proceeds based on the offer’s terms.  We also guide you through negotiations to ensure the best possible outcome.  Our agents are with you every step of the way, from start to finish.  Even after you’ve moved to your new home, we handle any issues that may arise.
