There are many steps that are involved in selling any house.  Some of them will be your responsibility as the seller, and some of them will be our responsibility as your Listing Broker.  That process begins when you sign an Exclusive Right to Sell Residential Brokerage Agreement.  We have a great track record with the properties that DMS Properties, LLC Residential Real Estate Services lists for sale.  Our agents have sold over 300 properties in Maryland during our 20 years’ experience.  We occasionally turn down listings because some sellers have unrealistic expectations about the value of their property.  Sometimes we also find that we’re just not a good fit for some homeowners.

The experiences that our agents have while working with home buyers and home sellers have taught us that every real estate transaction is unique.  We have a story for almost every situation.  These are things that have really happened, so you might say that we’ve seen it all!  Every sale, though, from preparing the house for sale to putting it on the market to finally reaching settlement day, shares a common process.

This guide is designed to help you understand the home selling process before we actually start.  Information is the most powerful tool you can have.  The knowledge that we give you will help you make smart decisions every step of the way.  It will also let you know what to expect.  We are NOT I-Buyers and do not work anything like them.  If you don’t know what that is, then It’s Time You Know the Truth about I-Buyers.  In short, these are companies advertise that they will “Buy Homes For Cash” or “Guarantee a Quick Sale” of your property.  Naturally, there’s a catch!  In most cases, they will in fact result in a quick sale of your property, but usually at a reduced sale price and increased costs to you.  That’s because they make their money by flipping your property once they take possession of it, they will make a few repairs and then market it at the current market value.  We actually hope that you will contact these “I-Buyers” about your home.  Have them give you their “best offer” and then come to us for a FREE Market Analysis of Your Home.  While there can be no guarantees, we believe that you will like what we tell you!

As you progress through the guide, you will learn which questions you need to ask us.  We don’t have a prepared “dog and pony show” for you.  We want to discuss what’s important to you.  That will help you  eliminate any worries that you have right from the start.  Of course, this Guide cannot answer all of your questions because each house and every neighborhood is different, so we  encourage you to Contact Us with any questions that you  have.

Our marketing strategy can even be successful to sell a distressed property (to avoid bankruptcy or a foreclosure).  In these cases, though, the key is for you as the seller to ACT QUICKLY, BE REALISTIC AND NOT DELAY!  If there is a looming bankruptcy or foreclosure on the horizon, the clock has already started ticking and there may not be a lot of time to get the job done.  It is possible, though, to resolve the situation in a way that will benefit you in the long run, so be sure to research all of the possibilities.  Just make sure that you’re not paying someone up-front to help you.  There is no such thing as a person (real estate agent or other) that can stop a foreclosure!
