Marketing of Properties

Just like every real estate brokerage company in Maryland, we market our properties through the Multiple Listing Service.  Our regional system is BRIGHT MLS.  It now gives us access to all of Maryland.  Before mid-2019, we did not have access to of the Maryland MLS listings.  Because that is no longer the case, we can now help all Maryland property owners.  It doesn’t matter where the property is located.

BRIGHT MLS sends resale and rental listings, in most cases, to a large number of “internet real estate” sites where people can search for homes.  The best ones for consumers to use are “Homes.Com” and “Realtor.com” but there are many other lesser-known sites.  First of all, we advertise properties on our web site.  We send the listings to Facebook through the DMS Properties, LLC Residential Real Estate Services Facebook Page.

We also used to send rental listings to AHRN, but realized that there was little activity there.  Similarly, Military-By-Owner only places paid listings of rental homes.  We choose to not advertise on these sites unless the owners wish to pay for the exposure.  Beginning in mid-2020, Zillow started charging Realtors and homeowners in Maryland $9.99 per week for each rental listing.  They also refuse to accept MLS listings from Realtors unless they pay the fees.  For these reasons, we no longer will market properties on Zillow.

There are approximately 20 other “Internet real estate” sites that we have used and will continue to use to advertise homes.  We are looking into each of them more thoroughly.  Having said that, we will never market a property for sale or for rent on Craigslist.  This is because of the large number of fraudulent listings that show up there.  We have had several of our rental listings “pirated” on Craigslist for ridiculous prices.  In all but one case, the prospective tenants did their homework and contacted us to verify the listing.

Starting the Home Marketing Process

Before we can begin to market a property for you, we will help you to learn the fair market value range (either for rent or for sale).  Once that is done, there are documents that need to be completed.  This is so that we are in compliance with the Maryland Real Estate Commission (MREC).  If we will be finding tenants for your rental property, you will need to complete the Exclusive Right to Lease Agreement developed by Maryland Realtors (our State Association).  The commission that we charge for finding and placing tenants is 75% of the first month’s rent.

Target Marketing of Maryland Properties for Sale or RentOn the other hand, if you are selling your home, then you will need to complete the Exclusive Right to Sell Residential Brokerage Agreement.  It was also developed by Maryland Realtors.  The commission that we charge for selling a home is 6% of the purchase price.  A portion of that (3%) is used to compensate the co-operating agent who finds the buyer.  We will be happy to discuss our commission structure with you.  Contact us today with your questions.

Both of these agreements authorize us to market the property.  As mentioned earlier, we do this on our web site, on various real estate-related web sites and in the local Multiple Listing Service (BRIGHT MLS).  Naturally, before we complete either of these documents, we will discuss all of the terms and conditions.  

When we begin marketing your property (or managing it prior to getting tenants) we will routinely place a lock box on the home, especially if it is vacant.  This is done, of course, only after the owner signs our Lock Box Addendum.  This makes it easier for us to accomplish showings of the property to potential tenants or buyers and to allow easy access by our contractors if they will be doing some work on the property for you through our Homeowner Concierge Service Program.
