The Duties of a Property Manager

We measure the value of our property management services by the long-term relationships we’ve developed with owners and investors.  We even have good relationships with most of our tenants.  You can see this by reading the  Testimonials from our Clients and Customers.  Each of them are more important than the value of the assets we manage.  We treat every property that we manage as if it were our own.  We know how to do that because we own investment real estate, too! 

As property managers for your rental homes, we take care of everything that needs to be done.  We handle:

  • Marketing vacancies — The longer your home sits vacant, the less money you make and the more expenses you incur.  Vacant homes are often invitations for fraud.  When a current tenant is moving out, we begin the marketing of the home at least 30 days prior to their move-out date.
  • Property showings — As the property marketing begins, we will show the home to prospective tenants and assist real estate agents from other companies show your home to their clients.
  • Rental application processing — You can read about the procedures we use for processing rental applications.  That includes tenant screening so that you can approve a qualified tenant.
  • Lease signing — We use a standard Residential Dwelling Lease document that was approved by our State association, Maryland Realtors.
  • Move-in and move-out procedures — We maintain records of the property condition before tenants move in at your home and handle their move-out check list and inspection.  This helps to determine the disposition of the security deposit.
  • Maintenance management — Through our Homeowner Concierge Repair Service program, we coordinate all maintenance and repairs that are needed.  We determine if these are tenant or owner responsibilities.
  • Tenant relations management — We maintain contact with your tenants and encourage them to let us know of any issues with the home or their lease so that we can address them promptly.
  • Rent collection — We collect the monthly rent from the tenants and, after deducting any fees of expenses, distribute the proceeds to you by ACH deposit.  You receive a statement of your account every month when the distribution is done.
  • Security deposit processing — We maintain the tenants’ security deposit so that it can be returned to them at the end of their lease.  Obviously, any unpaid invoices or property damage are deducted from the security deposit.  They earn interest per Maryland law and that is paid by you as the homeowner as an expense against your account.
  • State and federal real estate and landlord-tenant laws — Your investment property must be in compliance with a wide range of laws.  There are federal regulations, state laws covering real estate and landlord-tenant issues, and also county, city and municipal codes that must be followed.  We make sure that your Maryland property complies with all of them.
