After we know the fair market value range, we can move forward.  Depending upon the condition of the property, we can give you both the AS IS Value and the Fully Repaired Value.  This is done through our Homeowner Concierge Service Program.  We can handle anything that is needed to make the home appealing to almost any buyer.  The systems and procedures we have in place will enable us to get your property ready without you doing it yourself.

The next step is for you to sign the Exclusive Right to Sell Residential Brokerage Agreement with us.  It is one of many documents that are part of the “listing agreement package” that we need list a property for sale.  Once that process is finished, we list the home in the Regional MLS (Bright MLS).  We will handle the showings of the home to prospective buyers and negotiate the deal.  Unlike larger firms where tasks are sometimes compartmentalized, you won’t find yourself being referred to someone new at different stages of the sales cycle.  We provide continuity so that you’ll be dealing with the same person from start to finish.

Specific Information for Selling Land

In most cases when you are selling land, there aren’t too many things that need to be done.  The majority of the work in the transaction is done by the buyer.  Those would include a survey, arrangements for utilities, performing a perc test if there is no public water and sewer, and determining the suitability of the property for their goals.  As a land seller, you can choose to take care of some of these before listing the property.  That could increase the value of the land and make it more appealing to potential buyers.  We can discuss all of the options with you.  Once we know the fair market value range and take care of any preliminary work on the land, you would enter into the Exclusive Right to Sell Unimproved Land Brokerage Agreement.
