The Choice is Yours

Whether you want to buy a home as your principal residence or as an investment, the principles are the same.  Our licensed real estate agents have the expertise to help you find the perfect home to meet your needs.  We are also a real estate investor.  We know that real estate is a great way to build wealth.  It is one tool for building “generational” wealth that can be passed on to your heirs.

The first thing is for us to discuss your home buying needs.  We can do this in a face to face meeting, a phone call, through e-mail or through a video chat.  After we know what kind of home you want to buy, we can get started.  You should complete the Exclusive Right to Represent the Buyer/Tenant Agreement.  That will allow us to work in your best interests as a home buyer or investor.

We will work with you to determine what type of home will suit your needs.  We will look at the locations, your space requirements, the floor plan and the overall cost of your home purchase.  We do this by completing a Competitive Market Analysis of any potential homes you want to buy.  This helps you to learn the fair market value of the home.  When you find the home you want to buy, we will write the purchase contract.  We will then negotiate the best deal possible for you.

Investing in Real Estate

If you are an investor, the steps are a little bit different.  We consider all aspects of your property purchase.  We will also help you to determine the return on investment (ROI) for the property.  We do this regardless of whether you want to “buy, fix and hold” the home or if you want to buy, fix and flip” it for a “quick” profit.  Each philosophy has its advantages and disadvantages.  Our extensive real estate background means we’ve “been there and done that!” We tend to prefer the “buy, fix and hold” strategy to generate monthly cash flow.  We own several investment properties now.

Through our Homeowner Concierge Service program, we can help you with any repairs that are needed.  Either way, we will help you create an exit strategy once you have realized your financial goals for the property.

Our Additional Services for Investors

If you purchase an investment property to be used as a rental, we will help you with the next steps, too.  Using the leasing services that we provide, we can market your property for rent and find qualified tenants.  Once we have placed tenants for you, you can use our residential property management services.  When we manage the property, you won’t need to be actively involved with your investment properties.
