Don’t Guess About the

Many people who own a home in Maryland have no idea about its current market value.  One way to know what your home is worth is to request a market analysis (CMA) from a licensed real estate agent.  Another way is to pay for an appraisal.  Many people check their home’s value by using Internet tools that claim to do the job.  Those “automatic valuations” have proven to be very inaccurate.

When you contact DMS Properties, LLC Residential Real Estate Services about your Maryland home or land, we will gladly perform a FREE market analysis of your property.  This analysis will give you the fair market value range.  It is based on the comparable sales and the active listings that are your direct competition.  We use the information about your home found in our regional multiple listing service (Bright MLS).  We also research the public record information and deed.  We do NOT use information available on internet sites that provide an “instant” valuation of your home.  Here is what you need to Know about these I-Buyers.  This is the reason that we advise people to stay away from them:

We contacted a loan officer in April 2020 to help us evaluate a homeowners’ options for selling or refinancing their Maryland property.  That lender told us that he “checked the homes’ value on Zillow.”  The lender told us that based on the information he obtained, a refinance would not be possible.

We then spoke with a different lender.  That person performed a proper evaluation based on our market analysis.  As a result, our homeowner was able to refinance the property with a value that was $50,000 more than reported on Zillow.  This is a true story!

As part of our FREE market analysis of your Maryland property, we will look at other pertinent information that you provide to us.  We need to know about improvements that you have made and any special features of the home.  Even if you aren’t interested in selling now, we can do a market analysis for you.  We can then update it periodically, as often as every 6 months.  That way, you will always “have your finger” on the market value for your home.  This is a great way for your to track your financial progress.

It is important to keep in mind that there is never any cost or obligation for you to contact us with your questions.  If we are going to work together on what is probably the biggest transaction of your life, we need to be ABLE to work together.  In the current market environment where we are facing a severe shortage of inventory, it is likely that your home will sell quickly as long as it is priced right and shows well.  If it needs some work to make it move-in ready, we can use our Homeowner Concierge Service program to get that done for you.

Building this relationship is the first step so that we know that you are serious about a real estate transaction and you know that you can trust us to handle it successfully for you.  Always remember, too, that everything that you tell us about your situation will remain completely confidential.  Here are a few tips for you to keep in mind as you tell us about your property:

  • The property address — We will verify the ownership information prior to doing the analysis.  The public record information (from SDAT) will provide us with much of what we need.  That will include the gross living area (GLA) for the home, including basement information, the lot size and other pertinent facts.
  • Overall property condition — You should tell us as much as you can about the overall condition of the property.  We can use this information to fine-tune the Market Analysis and may be able to recommend help for you through our Homeowner Concierge Service Program.
  • When you plan on selling — You don’t need to have an exact timeline for when you would like to make your move.  It will be helpful as we complete the Market Analysis so that we can make recommendations to you.  Also, if you have recently listed the property (or have it actively listed now), we should know that, too.  That’s because there are very strict rules set by the Maryland Real Estate Commission (MREC) about contact with persons who are under a signed agreement with another real estate brokerage company.
