Here’s How to Get Started
with Your Property Search

To help you find the right home, we ask that you review and sign the Exclusive Right to Represent the Buyer/Tenant Agreement.  In the state of Maryland, it is required by law that licensed real estate agents have this agreement in place before showing properties to prospective buyers or tenants.  This agreement outlines:

  • Our responsibilities to you as your agent;
  • The compensation we may receive for our services;
  • How homeowners often offer to cover agent compensation, which could reduce or eliminate your out-of-pocket costs.

By signing this agreement, you allow us to represent your best interests throughout your home search.  We’ll be able to answer your questions, schedule property showings, and negotiate on your behalf.

What Happens If You Choose Not to Sign?

If you choose not to sign the Buyer-Tenant Agreement, our agents cannot show properties to you. Without this agreement, you are effectively asking us to provide professional real estate services without compensation.  Additionally, our agents will not be able to answer questions about properties or advocate for you in any way.

In some cases, we may be able to show you homes we have listed, but only as an unrepresented party.  In that case, you’ll be asked to sign the “Understanding Whom Real Estate Agents Represent” disclosure.  This document explains the different roles and responsibilities real estate agents have when working with the public.

Consumers Need to Be Cautious
When Searching for Properties

Unfortunately, real estate scams, especially involving rental properties, are becoming more common.  Fraudulent listings are often found on websites like Craigslist, where individuals posing as landlords or agents attempt to take advantage of unsuspecting renters.  Here’s what you should know:

  • Many of these scammers are not licensed agents, property managers, or even the owners of the homes.
  • They often ask for money upfront and may charge unusually high fees for application processing or deposits.
  • Their listings often look convincing but are entirely fake.

We strongly advise you to use extreme caution when searching for properties online, especially rentals.

How to Protect Yourself

  • Never send money before verifying who you’re dealing with.
  • Ask for identification and license information from anyone claiming to be an agent or owner.
  • Check their license status through the official real estate commission in your state.
  • The safest listings are those found in the Multiple Listing Service (Bright MLS), which is only used by licensed real estate professionals.

Working with a licensed agent ensures you are protected and informed throughout the process.  Remember that if something seems too good to be true, it usually is.
