Started Searching for Properties

For us to help you the right home for you, we ask you to review and sign the Exclusive Right to Represent the Buyer-Tenant Agreement.  This agreement outlines our agent’s responsibilities to you and explains the compensation we will receive for providing you with real estate services.  It also allows our agents to represent your best interests during your search.  We can also negotiate with the owners of the properties on your behalf.

If you choose to not sign this agreement, our agents reserve the right to not show properties to you.  That’s because you are requesting that we provide real estate services to you free of charge.  If our agent does choose to show you a property without the signed agreement, the agent is actually then considered to be an agent of the homeowner and will be acting in their best interest.  Our agent cannot answer any questions you may have about the properties.  You will be an “unrepresented party” and asked to sign the Understanding Whom Real Estate Agents Represent disclosure.  This document explains the relationships between Real Estate Agents and the general public.

It is more likely now that you could be scammed, especially if you are searching for rental properties.  Lots of people are posting fraudulent ads, usually on Craigslist.  Most of those fraudulent listings are for properties for rent.  These people are not licensed real estate agents or property managers.  They also are not the owner of the home.  Many times, these scammers will require you to provide them with money up front and charge very high fees.  We recommend that you use extreme caution when searching for properties!  You should verify the identity and license status of anyone who claims to be an agent or the owner of a home.  The easiest way for you to know if a listing is legitimate is it comes from the MLS.
