There was a living room/dining room combination, kitchen and half bath on the main level. There was access to the fully-fenced back yard and patio from the dining room area. Parking was in the driveway at the front of the house and the one-car garage.

We listed this home for rent at $1,400 per month on May 15, 2017. Those tenants moved in on July 31, 2017, paying $1,400 per month. They moved out due to new military orders. We listed it for rent again in late September, 2018. The owners offered a rental commission of 25% of the first months’ rent through an Exclusive Right to Represent the Buyer/Tenant Agreement. The new tenants started renting the home on November 1, 2018, also at $1,400 per month.
Utilities like electricity, water, sewer, trash removal, telephone, cable TV, and Internet were not included in the rent and were paid by the tenants. The tenants were also responsible for minor interior and exterior maintenance, along with gutter cleaning and yard maintenance. A security deposit of $1,400 was required upon application approval. Pets were considered on a case-by-case basis with an additional minimum $300 pet deposit, limited to smaller animals. Smoking inside the home was not allowed.

This home was owned by a large mortgage company that aimed to turn some of their bank-owned (REO) properties into rental investments. We began managing their rental properties in January 2017. Through Our Homeowner Concierge Repair Service program, managed some extensive repairs to the home.
We managed the property until December 29, 2018, when we decided to end our relationship with the mortgage company due to organizational bureaucracy that hindered proper home maintenance.
