647 Gairloch Place was a three-level interior townhome. It was located in the Fountain Glen subdivision in the town of Bel Air in Harford County. It had 3 bedrooms and 2-1/2 bathrooms.
The main level had a living room, dining room, updated kitchen with newer appliances, a half bath and a laundry area. There was a deck that was accessed from the dining room. Access to the fenced back yard was through the lower level. The upper level had 3 bedrooms and 2 full bathrooms. The home also had a full, finished basement. Parking was available in the driveway and the 1-car front-loading garage.
This home was rented on July 5, 2017 for $1,600 per month. We began managing the home with those tenants. No utilities were included in the monthly rent. The tenants paid for electric service, water and sewer service, trash removal, telephone, cable TV and Internet service. The security deposit was $1,400 and was required when the application was accepted. Pets were considered on a case-by-case basis, with an additional minimum $300 pet deposit. They were limited to smaller animals. The owner did not allow smoking inside the home.
It was owned by a large mortgage company that attempted to turn some of the Bank-Owned (REO) assets into investment real estate. We began managing rental properties for them in January 2017. This home was offered for rent after substantial repairs were made through our Homeowner Concierge Service program.
We managed the home until December 29, 2018 when we made the business decision to terminate the relationship with the mortgage company. This was done because the bureaucracy in the organization made it impossible to properly maintain the homes.
