204 Jennifer Drive was an End-Unit Townhome (Duplex).  It was located inside the Incorporated Town of Indian Head in Charles County.  The home was approximately 1/2 mile from the Naval Surface Warfare Center Indian Head.  It was also an easy commute to Joint Base Andrews, Joint Base Anacostia Bolling, the Naval Air Systems Command Patuxent River, the Pentagon and Washington, DC.  There was also a MetroBus stop a short walk away.  The home had 3 bedrooms and 1 full bathroom on the main level.  There was a living room/dining room combination, kitchen and half bath on the main level.  There was access to the fully-fenced back yard and patio from the dining room area.  Parking was in the driveway at the front of the house and the one-car garage.

This home was owned by a large mortgage company that attempted to turn some of the Bank-Owned (REO) assets into investment real estate.  We began managing rental properties for them in January 2017.  This home was offered for rent for $1,400 per month after substantial repairs were made through our Homeowner Concierge Service program.  The first set of tenants tenants moved in on July 31, 2017 at $1,400 per month.  They moved out at the end of their lease because of new military orders.  A second set of tenants was placed in the home on November 1, 2018.  Their rent was also $1,400 per month.  No utilities were included in the monthly rent.  The tenants paid for electric service, water and sewer service, trash removal, telephone, cable TV and Internet service.  The security deposit was $1,400 and was required when the application was accepted.  Pets were considered on a case-by-case basis, with an additional minimum $300 pet deposit.  They were limited to smaller animals.  The owner did not allow smoking inside the home.

We managed the home until December 29, 2018 when we made the business decision to terminate the relationship with the mortgage company.  This was done because the bureaucracy in the organization made it impossible to properly maintain the homes.
