We began managing this home for the property owners on March 8, 2023.  We processed the former  tenants’ move-out on April 30, 2023.  Once the property became vacant, we assessed any repairs that need to be done with the owners.  Repairs and upgrades were made.  

This home was offered for rent for $1,950 per month.  There were many applications received, but most of them were declined because of information found during the application processing.  The owners ultimately accepted new tenants.  They moved in on August 1, 2023.  The owners installed a water monitoring device that will detect any leaks within the home.  This can save money for tenants because leaks increase water bills.  The owners will pay for Internet service for monitoring the system and the cost will be added to the monthly rent.

No other utilities were included in the monthly rent.  The tenants pay for electric service, water/sewer service, trash removal, telephone, and cable TV.  Tenants also are responsible for minor interior and exterior maintenance, yard care and gutter cleaning.

The security deposit was $1,950 and was required when the application was accepted.  Pets were considered on a case-by-case basis, with an additional minimum $300 pet deposit.  The owner does not allow smoking inside the home.
