The home was being offered for rent for $1,600 per month.  The owners offered a rental commission of 25% of the first months’ rent through an Exclusive Right to Represent the Buyer/Tenant Agreement.  We found the tenants for the homeowners as an unrepresented party using the Understanding Whom Real Estate Agents Represent Disclosure.

The owners  accepted an application and the new tenants began their lease on May 1, 2024.  All utilities are included in the monthly rent, so tenants are responsible only for phone and internet service.  The security deposit was $1,600 and was required when the application is accepted.  Pets were considered on a case-by-case basis, with an additional minimum $300 pet deposit.  They were limited to smaller animals and breed restrictions apply.  The owner does not allow smoking inside the home.

We began managing this home for the owners in June, 2019.  It was originally listed for rent for $1,500 and was ultimately rented for $1,300 per month on November 1, 2019.  The previous tenants vacated the home on December 31, 2023.

Using Our Homeowner Concierge Repair Service program, we made repairs to the property.  Many of those repairs were charged to the former tenants through withholding their security deposit.  Those repairs included replacement of carpet because of damage caused by a dog.  We also needed to do drywall repairs and interior painting of the entire home.  In addition, we removed an old, damaged fence in the back yard.  We also stained the hardwood floors.
