The National Association of Realtors (NAR)
reached a tentative settlement of several
class action lawsuits regarding the
way commissions are paid in real estate
transactions.  The changes took effect
today.  Sellers are now required to decide
the amount of compensation, if any, they
will pay to a buyer/tenant agent.

One of the changes will involve the Exclusive
Right to Represent the Buyer/Tenant
Agreement that we use.  It has been the
law in Maryland that anyone searching
for a property to buy or rent using
the services of a Realtor must sign
this agreement BEFORE they can
be shown any properties.  It outlines
the compensation they will pay
to their agent for providing real estate
services.  Depending upon what, if any,
compensation the seller or landlord
is offering, the buyer/tenant may be
responsible for paying their agent directly.
