How We Market Your Property
At DMS Properties, LLC Residential Real Estate Services, we use many tools to help you market and advertise your Maryland property.
MLS — The Most Powerful Tool We Use
Like all licensed real estate companies in Maryland, we use the Multiple Listing Service (MLS) to share your property. Our regional MLS is called BRIGHT MLS, and it covers the entire state of Maryland. Before 2019, we didn’t have access to all areas, but now we can help any Maryland property owner, no matter where the home or land is located.
Where Your Listing Will Appear
When we add your property to BRIGHT MLS, it is sent to many websites where people search for homes. These include:
- Realtor.com;
- Homes.com;
- Apartments.com;
- And many other trusted real estate sites.
We also post your listing on our company website and share it through the DMS Properties Facebook Page.
Where We Don’t Advertise (And Why)
Some websites just aren’t helpful or safe, so we don’t use them unless the property owner asks and is willing to pay for it:

AHRN and MilitaryByOwner: Low traffic or only allow paid ads

Zillow: Since 2020, they charge $9.99 per week per rental listing and don’t accept listings from Realtors unless a fee is paid. We no longer advertise rentals on Zillow for this reason.

Craigslist: We do not use Craigslist. Many fraudulent or fake rental listings appear there. In the past, scammers copied our listings and reposted them with fake information. Thankfully, most renters contacted us directly to double-check.
Always Looking for Better Ways to Market
We’ve used over 20 online platforms to advertise homes and are always reviewing them to make sure they’re effective and safe. Our goal is to get your property the best possible exposure, while keeping it protected from scams.
Starting the Home Marketing Process
Before we can start marketing your property, we’ll help you figure out the fair market value range, whether you’re renting it out or selling it. Once we know the value, there are some important forms to complete so we stay in compliance with Maryland Real Estate Commission (MREC) rules.
If You’re Renting Out a Property
You’ll need to sign an agreement called the Exclusive Right to Lease Residential Brokerage Agreement, created by Maryland Realtors. This document allows us to officially list and market your rental home. Our commission for finding a tenant is 75% of the first month’s rent. You would determine what, if any, compensation you will pay to a tenants’ agent.
| If You’re Selling a Home
You’ll need to sign the Exclusive Right to Sell Residential Brokerage Agreement, also written by Maryland Realtors. This gives us permission to list, advertise, and sell your home. Our commission for selling a home is 3% of the sale price. You will determine what, if any, compensation you are willing to pay a buyer’s agent. We’re always happy to go over our commission structure and answer any questions, just reach out! |

How We Market Your Property
Once the paperwork is signed, we’ll advertise your home:
- On our company website
- On real estate websites like Realtor.com and Homes.com
- In the local Multiple Listing Service (BRIGHT MLS)
We’ll review all terms and conditions with you before anything is finalized.
Lock Box for Showings and Access
If the property is vacant, we usually place a lock box on the home to make it easier for showings and for our trusted contractors to enter if work needs to be done. This only happens after you sign our Lock Box Addendum. We may also use Our Homeowner Concierge Service Program to help get the home ready to rent or sell.
