How Can I Qualify to Rent
a Home that You Manage?
For a home that we are managing, you will need to tell us that you want to submit an application. Our rental application processing is done through TenantCloud. Each applicant will receive an e-mail that contains a link to the application platform. The link is specific to each person so it cannot be shared.
Every person age 18 or over who will live in the home must submit a separate application using the link. This is because they will be named on the lease and responsible for rent payments. The application processing fee is $45 per person. It is paid by credit card directly to the company that issues the screening report. Because this payment does not come to us, we are unable to provide any refunds.
As part of the process, we will receive a copy of your screening report. That report will include your credit report, a criminal background report and an eviction report. These are obtained through the Nationwide Court system. We will also verify the applicants’ employment history and current income. You will also be required to provide your previous rental history to be verified.
Income is more important to us than credit history in most cases for an applicant to qualify. Having said that, though, applicants will generally need to have income of approximately 3-1/2 times the monthly rent in order to qualify for a property that we manage. For example, if the rent is $1,500 per month, then we will want to see gross income of $5,250 ($63,000 per year) to qualify.
