Rental Listing Fees and Cooperative Agreements

Our commission for placing a qualified tenant is 75% of the first month’s rent.  As the homeowner, you decide whether to offer compensation to a tenant’s agent through an Exclusive Right to Represent the Buyer/Tenant Agreement, and you determine the amount of that compensation, if any.  All commissions are paid once the first month’s rent has been received.

For properties we already manage, we waive the vacancy management fee while the home is listed for rent. You can read about it in our Property Management Agreement.

Preparing Your Home for the Market

Home Repairs for Rent to Tenants We prefer to market rental homes that are in “move-in ready” condition, making it easy for qualified tenants to move in quickly.

What sets us apart is our Home Owner Concierge Repair Service Program, available to both sellers and landlords. 

We can coordinate everything needed to prepare your home, from small repairs to essential upgrades, so that it shows at its best.  As part of our initial consultation, we will meet with you at the property to assess its condition and recommend the most effective improvements.
