Maintenance Issues at the Home?
All of our tenants have access to their rental home information in TenantCloud. This is our accounting and maintenance software package. If a maintenance issue arises at the home, you can easily submit a maintenance request there. We will be notified immediately. TenantCloud allows you to upload pictures or video of the maintenance issue. This helps us to quickly assess what needs to be done. We can then assign the work to the appropriate contractors.
Email is also a good way for you to notify us of maintenance issues. Any maintenance or repair issues at the home that are determined to be due to your neglect will be charged to your account. This will be done either as additional rent or deducted from your security deposit. Otherwise, the repairs are the responsibility of the landlord.
You should keep in mind that most maintenance issues are not an emergency. In most cases, we need to find the right contractor to make repairs. The timing of when repairs can be made is solely up to the contractor. They are all individual business owners that are not affiliated with DMS Properties, LLC Residential Real Estate Services. As a result, we cannot dictate their schedule.
There are certain maintenance issues that arise where the reporting would be different. For example, if you experience a fire, CO2 alarm, broken pipe, etc., we are not your first point of contact. You should immediately contact the fire department, electric company, gas company or water company. For condominium units in a multi-family building, you should contact the condominium management because they are the only ones that can deal with the issues.
