What Does a Property Manager Do?

We treat every property we manage like it’s our own, because we’re property owners, too!  That means we know what it takes to take care of your home and protect your investment.   Here’s what we do for you:

• Marketing Vacant Homes — We start advertising and marketing your home at least 30 days before a tenant moves out. That helps avoid lost income and protects your property from sitting empty too long.
• Showing the Property — We show your home to people who are looking to rent. We also help other agents who want to show your property to their clients.
• Rental Applications & Tenant Screening — We handle the rental application process and carefully screen tenants, so you can choose someone responsible and qualified.
• Signing the Lease — We use a trusted Residential Dwelling Lease approved by Maryland Realtors to protect both you and the tenant.
• Move-In & Move-Out Inspections — We document the condition of the property before and after tenants move in or out, which helps with handling the security deposit fairly.  The tenants receive the move-out check list so they know what to do.
• Maintenance & Repairs — Our Homeowner Concierge Repair Service takes care of repairs and maintenance.  We figure out whether it’s the tenant’s or the owner’s responsibility, and we make sure everything gets fixed.
• Tenant Communication — We stay in touch with your tenants and encourage them to let us know about any issues, so we can solve problems quickly.
• Collecting Rent & Paying You — We collect the rent each month, take out any necessary expenses, and send the rest to you by direct deposit.  You’ll also get a monthly report showing what’s been done.
• Handling Security Deposits — We keep tenants’ deposits safe and follow Maryland law.  At the end of the lease, we return the security deposit plus interest that you will pay the tenants.  We will deduct any unpaid bills or damage.
• Staying Legal — There are a lot of laws and rules when it comes to rental homes.  We make sure your property follows all local, state, and federal rules so you don’t have to worry.
