What Notice Should I Give if I Need to Move Out?
The lease document that we use contains provisions that the tenancy can be renewed either month-to-month or year-to-year. However, either party may terminate the Lease at the end of the Initial Term by giving written notice to the other party 60 days prior to the end of the Initial Term. Either party may terminate the month-to-month lease at the end of any rental month, provided that written notice of not less than 60 days is given. When you give your notice, we will send you the Tenant Move-Out Check List.
You need to be aware that once you give your notice to vacate, there is a provision in the lease that covers marketing for new tenants. You will agree to the posting of a “For Rent” or “For Sale” sign and shall allow the Property to be shown to prospective Tenants and Purchasers between the hours of 10:00 am and 5:00 pm daily. The landlord will provide you with reasonable notice of all property showing requests. We typically schedule these showings with 24-hour advance notice so we have time to alert you.
It is not necessary for you to be at home during the showings. This is because we will put our lock box on the door to allow agents to access the property. You will be required to sign the Lock Box Addendum. Obviously, we would want you to keep the property reasonably clean and orderly and ensure that any pets permitted on the Property will not obstruct or interfere with any showing of the Property for rent or sale.
