Will You Accept Housing Vouchers
at Your Rental  Properties?

The answer to this questions changed on October 1, 2020.  Most Maryland property owners can no longer refuse to consider Housing Voucher applicants.  This is because source of income is now a protected class in all of Maryland.  There were many jurisdictions that already had this protection.  This change in the Fair Housing Laws applies to all rental properties listed by real estate agents.  This means that the income an prospective tenant reports on their application can come from any source.  A landlord cannot decline an application because of a Housing Voucher.  Landlords will still be able to make decisions based on the entire application.  

When we process an application for a rental property, there are many things that we want to see.  We are going to  consider verified income.  It will need to be sufficient to cover the rent and utilities, regardless of its source.  The application process will also include the results of credit reports.  We also complete a background checks, rental history and other factors to process applications.
